ADU Frequently Asked Questions

  • What is a JADU?

    A Junior Accessory Dwelling Unit is when you convert a small portion of your existing house into an ADU. JADUs are limited to 500 sq. ft. or less. This is the cheapest way to add a dwelling unit to your home.

  • Can i convert my two car garage into a JADU?

    Yes. 

  • Can I subdivide my property if I have a detached ADU, and have a separate access to each property?

    No. 

  • I live in a rural area where the homes are on well water. Can the county prevent me from building an ADU?

    There is no cut and dry answer for this. California is under drought conditions all the time, so depending on a few factors, the health department does have the authority to put a moratorium or restriction on it. 

  • Can I divide a part of my yard with a privacy fence?

    Yes. The maximum height of the fence willl however be limited by your areas local codes.  

  • If I have a nearby retaining wall, how close can the ADU be built?

    Generally three feet is sufficient. However, if more space is needed, the design of the foundation can also become a retaining wall.
